B&B

Software for B&Bs, built around life in the house.

The planning, the arrivals, the messages and the tourist tax in one place, whether guests come through Booking, Airbnb, by phone or direct.

The front of a guesthouse with blue shutters

What gets stuck during the week.

  • In the evening, you answer the same question for the tenth time. The price, the parking, the breakfast time.
  • A room is taken on Airbnb, and it stays free on Booking. Double booking, furious guest.
  • Tomorrow's breakfast, you do it from memory. And what about the diet of the couple from last time?
  • A foreign guest arrives. The police registration form, you think of it when he is already on the stairs.
  • The platforms keep a share of the price of the night, and you don't know what that adds up to over the year.
  • Winter is empty on weekdays, and you don't know who could come.

The house, day to day.

The planning

Four rooms, one view.

One line per room, one bar per stay, one colour per way of booking. Direct, Booking, Airbnb or phone. A stay opens up: who, how many nights, the deposit and the balance, the tourist tax, the police registration form. The tool refuses to book a room twice for the same nights.

You follow everything in the app, on the computer or the phone.

Today

Who arrives, who leaves, who eats.

The departures with the tax to collect, the rooms to redo before the next arrival, the arrivals with their time, tomorrow's breakfasts with their times and diets, the evening shared dinner. For a foreign guest, the police registration form. He fills it in on his phone before coming, you have him sign it at the door, and the tool refuses to mark him as arrived without it. No ID document is read.

The guest fills in his form on a web page. You sign in the app.

The calendars

One address per room.

Each room has a real calendar address. You paste it into Booking or Airbnb, which read it again and block the nights already taken. Only the nights, with no name or amount. The other way round, importing the Airbnb calendar puts its bookings into the planning. Nothing is read from Airbnb.

It is not a direct connection. The platforms read the address again from time to time.

The tourist tax

The total to pay over, worked out.

The tool adds up the tax collected since the last payment, at your town's rate which you enter, and reminds you of the deadline. It calculates, you file the declaration.

The rate is set to your town's.

And for every house.

Messages

The auto-reply that takes bookings.

A guest writes on WhatsApp or by email, in French, English or Dutch. The assistant answers in his language with your rooms that are really free and their price, answers questions about access, parking and breakfast, and books. The stay lands in the planning, with the deposit link. You take over whenever you want. It goes quiet as soon as you write. It never touches the Booking or Airbnb inbox.

WhatsApp and email. You see everything in the app.

Direct booking

A page to book with no commission.

The guest picks his dates, sees the free rooms with their price and pays a deposit. He gets the page for his stay, with the access and the entry code. He picks his breakfast time and, on shared dinner evenings, whether he eats with you. The menu fits his diet.

The guest uses a web page.

What your year says

What you never have time to look at.

The tool reads your year of stays and tells you plainly. What the platforms kept in commissions, weekdays against weekends, the least rented room, one-night stays, the evenings when the table was empty, past guests who did not come back. With the message ready to send.

The figures are worked out from your planning.

Who to bring in

Guests for the quiet weeks.

For each quiet spell, the tool suggests a type of guest, why now, the note to send to the contact person and the ad to post. A nearby trade fair, a conference at the hospital, spa-cure guests, hikers in spring and autumn, cyclists, remote workers on weekdays. School holidays and public holidays come from the official calendar. The places and events are examples.

You read, you edit, you send. Nothing goes out without you, and the tool promises no result.

The assistant

An assistant that reads your planning.

Between two rooms to redo, you ask who arrives tonight, how many breakfasts tomorrow, how much tax you owe or which room is free on Saturday. It answers with your data. It books and cancels nothing for you.

In the app, on the computer or the phone.

The questions I get asked.

Can I keep Booking or Airbnb
Yes. The tool doesn't connect to them. It gives you a calendar address per room to paste there, and the platforms read it again from time to time. Between two reads, two guests can book almost at the same time on two sites. The tool itself refuses any overlap in your planning.
Does it replace the police registration form
No, it files it. The foreign guest fills it in before coming, you have him sign it on arrival, and it is kept for six months. The tool reads no ID document and gives no legal advice.
Does the tool file the tourist tax
No. It calculates the total collected and reminds you of the deadline. You file the declaration and pay it over to the town, at its rate.
Is the tool in my name
Yes. Your name, your rooms, your prices and your rules. It is not a marketplace where your guests see the other houses.

The same, in your name.

Write to me on WhatsApp with how you run your house. I reply within 24 hours.
